Lowest Selling Price: survival standard for the Hotel Industry

 

These days, pricing seems to be something that most hoteliers are struggling to get right. This struggle is quite obviously taking its toll on most of us in our face-off with the global pandemic, as it continues to spread a cloud of uncertainty over all of us, even as we try to hold ourselves up with all the familiar rules that used to work so well, just a few years ago.

 

They say that hard times are also the best times to do a self-evaluation. An honest evaluation of the decisions we have made in the past as hoteliers could be contributing to worsening the current situation in several ways. Now is the time to ask aloud, is the situation that we are in as an industry, at least in part, a consequence of practices that we have followed in the past?


 

For example, in the pre-covid times, hotels and restaurants have been opening all over the place in the most unrestrained fashion. In fact, it can be safely assumed that the hotel and restaurant business is where the most spontaneous of business decisions and on-the spot investments are made. It was almost a trend that, anyone who appreciated food thought of himself as a connoisseur and therefore qualified enough to open, and operate, a restaurant. Any builder or developer seemed at liberty to consider themselves as a hotelier and presume they could build hotels the way they want, where they want, and still make a success of it.

 

The fact of the matter is, you will hardly see someone entering another industry with such abandon and lack of preparation. Of course, this may have a lot to do with the façade of luxury and the effortless seamlessness with which hotels appear to operate to most of the outside world. At least some people seem to believe that there is viability in building fancy hotels to primarily serve as their own private meeting space and entertainment hubs. Not surprisingly, these are the very hotels that lead the race when it comes to reducing rates as the first step to tide over a crisis, which unfortunately can drag the hotel industry to even deeper trouble in times like these.

 

Irrespective of how we reached where we are at the moment, to overcome this critical juncture, plenty of introspection and concerted action are required; so is generous support from the government and financial institutions.

The need is felt now more than ever, that the government recognizes the hotel industry as one that provides employment to millions of people in addition to contributing billions to the exchequer. Many industry bodies and experts have put forward recommendations concerning GST, interest rates, restructuring of loans, subsidies etc. Feasibility of these recommendations and suggestions will have to be thoroughly analyzed by the government and on this occasion with a lot of compassion and consideration as well. Time is running out and any decision made will have to happen quickly, in order to apply brakes on this downslide.

 

So, assuming that the government and financial institutions give a favorable response, will that be enough to put us on the right course?

Further challenges ahead

 

The biggest challenge for our industry will still remain: managing OTAs and the food aggregators. In the desperation to create cash flow, hoteliers are forced to provide a high percentage of discount and commission without pausing to think about the long term consequences and the actual flow through to the bottom line. The pandemic has shown how super luxury hotels are ready to sell at 4 star rates! Well, this is the time when hoteliers need to come together and set a lowest rate, below which a consumer cannot access any hotel in the city.

 

Unfortunately, the owner or the management company is not in a position to think over and reach a strategy because of how cash-strapped they are, especially with the commitments to their respective financial institutions. Therefore, the government needs to intervene quickly before the hotel and restaurant industry itself gets derailed and the light at the end of the tunnel actually turns out to be the headlight of the train!

 

One way to do this would be to introduce the concept of lowest selling price, which can be agreed upon by hoteliers depending on the Star category and in accordance with the dynamics of their respective cities (agreed, this isn’t going to be fun or easy; but we need to start somewhere). Once the lowest selling price is agreed upon, the dynamics of location, services offered, design, value, human capital – the actual defining indices of hospitality – will be the deciding factors that take it forward. Rather than shunting the above as a no-go zone, we need to see if it can help us overcome the abnormal rate anomalies and loosen the current stranglehold of the OTAs.

 

Time for cooperative business ethics

 

Every single gas station in town sells at a similar price, the customer base is developed based on location and additional services offered. Ours probably is one of the very few business entities which does not practice this concept. (In saying this, I am focusing outside of the all-important loyalty factor that determines hotel choices.) So, for achieving the above plan, there should be more camaraderie and liaison among hoteliers in a city so that they support each other and work together for their overall betterment and growth.

 

I hope that the government and regulatory authorities will soon recognize our industry for its true worth and value, and acknowledge our pressing need for immediate support. Meanwhile, let us join hands together and prove that our industry will survive, irrespective, and that the light at the end of the tunnel is really the new dawn that we are all hoping for!

Post-Covid Management rules for the hospitality industry in the Sub continent– The way forward!

  

In light of the Covid Pandemic that has engulfed the world at large, the Hotel industry especially in developing countries, will be seeing visibly pronounced changes that is bound to last for a prolonged period of time. These changes may be quite far-reaching and can range from the way hotel properties are designed to the way it is managed. 

The pandemic has forced us to think of novel ways of managing resources and innovative ways of ushering business. These changes are likely to stay and may well be the harbinger of what can be called as the age of the Post-Covid Management principles and processes. We are witnessing a transition which is inclined towards more of outsourcing and asset light options. 

Outsourcing and Asset Light options 

Outsourcing and asset light are probably the key words or mantras that the future leaders of the Hotel Industry will be trained to look out for. Key operations such as housekeeping has never been considered as an outsourceable option, especially in this part of the world. However, as part of the asset light scheme, there is a high likelihood of witnessing operators negotiating for full packages, whereby, rates will be fixed for a complete service (including manpower, linen, laundry, pest control and gardening).  Per room cleaned costs will be agreed upon whereby the hotel doesn’t lose out even at low occupancy. Kitchen, another department which we were shy to outsource will in all likelihood see truly drastic change where every perishable item is delivered and only requires to be put on the plates by the kitchen staff.  From the morning bakery to the confit of meat, you will see that every item comes in tins or frozen. Cooking methods will change, as a consequence of which, wastage will reduce and staffing be done differently.

 Niche Markets 

Another shift may be that hotels will stop being all-rounders and will focus on building their niche markets. A business hotel will be content being just that and not try and be a hotel that ALSO serves Michelin grade food, hosts big fat weddings and has an Ayurveda doctor in the premises! Speciality restaurant within hotels might make way for a multi-gym which is open for public and the break out rooms will probably become office spaces with shared work desks. More emphasis will be given on the square foot used versus the revenue generated model.

 Centralisation 

Brands which have multiple properties in a certain kilometre radius will have central units which cater to all their hotels. This can be witnessed in engineering, IT, laundry, food production, human resources, sales and marketing and finance. Gone are the days where you have the luxury of having multiple IT resources guiding guests on how to access wi fi or changing printer cartridges. Engineering departments will become more efficient whereby you will witness a single person managing the show with the support of the central team.

 

Redefining luxury 

Three decades ago, luxury was defined in the quality of wood used and the thread count of your linen, the expensive art forms, flooring and fabric that adorned your surroundings. However, we now see a shift in design where minimalistic has become the new definition of luxury. Going forward, we can expect to see this trend to extend to all departments. The Investors will give more emphasis on building sustainable and energy efficient properties with plenty of technological features, which in turn will increase efficiency. Google home and Alexa will become the most basic feature of any new built property. Self-cleaning tanks, drip irrigation and other cost-effective means will become the standard. 

 Staff Changes 

The concept of hourly wages and reliance on part time staff will increase. The sales and marketing department will shrink with more focus on technology to deliver messages. Digital marketing will largely replace the daily sales calls. Individual monitoring and checklists will replace supervision.  Travel desks and concierge service will be available only at a select few hotels. Dispensers and vending machines will become fashionable be it for bathroom amenities or late-night munching. Gone will be the days where you find rooms, multiple restaurants, spa, health club, night club, beer garden, whiskey lounge, cigar room, convention centre in one complex. Hotels will identify their USP and focus primarily on that segment.

 The Shift

The Pandemic has taught the investors to run their properties in a more sustainable manner without compromising on the profitability. Covid 19 has been an eye opener for brands who have realigned their strategies to become more in sync with the investor’s interests. While guests and vendors have become more wiser (negotiating further and further), the hotel staff has realised that the only way forward is to be multi-skilled and multi-flexible. 

The Only constant

As we are often reminded, change is the only constant and as we have proven again and again, we all have it in us to take all the changes in our stride and adapt and evolve as is necessary.

A modern day, delusional, confused self

entangled between commitments and wants

suppressed, miserable and disturbed

 

Certainty and peace, he craved

All the whys staring at him at once

the bruised back loathing the bumpy ride

the tormented mind, still searching, searching for the elusive.

Marital Bliss

waking up every morning beside the person you love the most and seeing her smile which says she is happy to wake up beside you.....isnt that feeling awesome....is there a better way to wake up.....
have you ever felt that tinge of sadness, that lil bit apprehension, a dash of conceren while leaving home for work.....you know you are leaving behind your sweetest on her own, even if its for just 8 to 10 hours....
while away, you think what she's doing, has she turned the heating on....is it too cold for her...has she had breakfast...what will she have for lunch...mind you...you might have had no lunch....but all your thougts are about your love, your wife....until that phone of yours ring...and you hear the boss on the other side....moaning about the economy.....you feel like saying.....i am fine....the credit crunch wont hit me...my life is full and rich at the moment and i have someone to go home to....whom i love dearly....
you ring her....you let her know..you will be home at 6....you ring again at 6.15 and let her know...that you will be another 45 minutes....did i hear an annoying tone....no i didnt...all i heard was ......finish your work...beacsue thats important...and get home soon....i love my wife....
you reach home....and to your surprise...your favourite snack is on the table.....a little bit high on fat and calories...but it tastes so good....
now...time to shed off the extra fat.....a good walk will just ensure that....
and the cycle continues......for me.....i would have loved to get married to this gem....a long long time ago:)

Am I still in love with my blogger friend…...

Continued from my previous post……yes I was annoyed, agitated, and moreover a bit disappointed that even after my numerous requests, my parents went along and advertised my return and their eagerness to get me married…

All I wanted was a quiet holiday, a long awaited break, a good time, to rejuvenate, to energise, to make me return to where I was back in July 06……I am sure I will, but these unwanted barriers will slow me down. I have higher planes to cover, higher ambitions to achieve.

Unfortunately, I couldn’t let met my parents down, went along with their plans and ideas and suffered to see them sulk, when questioned by their counterparts about the logistics of ‘Hotel Management’!! Will I ever rewind time and accept the engineering course I obtained through the state entrance board…..no, it is a thumping NO…. I am what I am….and I am proud of what I am…..i wont change it for the world…..After all how many Deputy General Manager’s will you find in a renowned Hotel Chain in Europe with an Indian ethnicity…….

But do I have a more serious issue…an underlying problem….i hope you still remember how I became a blogger….the blogger who inspired me to write again….Anagha…am I still in love with her…….

I analysed the whole situation, I tried to convince myself it is infatuation…..but for a thirty one year old an attraction/infatuation will last days…maximum weeks…not four months!!! Yes I still think about Anagha….even when I met the girls whom my parents wanted me to meet….I was looking for traits…Anagha has…..I found none…My Anagha is unique…

I still wake up thinking of my pearl
I sleep to dream about her
I wake up to know, that I still can dream
I find comfort knowing that she is just a thought away

I have planned a trip to where Anagha works…..my old City…where I learned the basics of my job….few of my good old friends are still there….some have their kids…whom I haven’t seen yet…yes I want to see them….see my good old friends…do the things we used to do a long time back….8 years …..that’s how long I have left that city…..every corner brings me memories….this time….its more special……

I might get to see this gem….maybe in a shopping complex….maybe in a restaurant…..maybe at the bus stop….maybe at the bookshop…maybe……..

What if I see her, will I be courageous enough to say hello….will she reciprocate my feelings…..I not know….. but for now…..just the thought that I will be treading the same path, smelling the same air, I will be near my sweetest……that thought is more than enough to drive me…..
